What Lismore needs

Lismore needs more manufacturing capacity in areas such as light manufacturing, food processing, sustainable agri-business and component assembly.

Lismore City Council has a strong tradition developing sustainable industries with a track record of leading by example.

The City is well placed to major suppliers and markets, and has a ready labour force on hand.

Already large and small businesses have established their headquarters in the region with good access to qualified labour.

Great Value

Lismore’s industrial land value is very good, costing between $140-$170 sq.m, which is half that of industrial land in neighbouring shires: $270-$300 sq.m for Ballina and $350 sq.m for Byron.

All established and greenfield precincts have access to power, water, sewerage services, communications, Lismore Regional Airport and business networks.

Recent Industrial Land Survey

In August 2008, Lismore City Council carried out a survey on Industrial land needs and observations in the Lismore area,  with survey forms being posted to 15 separate local real estate agents.

Ten replies were ultimately received, representing a 67% return response.

Analysis of the responses shows the following:

Demand for Industrial Land

50% of agents advise less than 1 enquiry a month (‘Low Demand’)
30% of agents advise 2 or more enquiries a month (‘Average Demand’)
20% of agents advise 1 or more enquiries a week (‘High Demand’)

Type of Industrial Land Requested by Clients

Land Only

  • 40% want large lots (4,000 sq m +)
  • 60% want medium lots (1,000 to 4,000 sq m)
  • Nil demand for small lots (Up to 1,000 sq m)

Land and Building Packages

  • 27% want large sized lots (4,000 sq m +)
  • 55% want medium sized lots (1,000 to 4,000 sq m)
  • 18% want small sized lots (up to1,000 sq m)

Request for Existing Rental Buildings

  • 21% want large premises
  • 29% want medium premises
  • 50% want small premises

Important factors sought by clients

  • Flood Free lots – 73% say this is important, 27% say not important
  • Level lots – 100% say important
  • Highway frontage – 55% say important, 45% say not important
  • Location/Locality – 70% say important, 30% say not important

Is sufficient and suitable Industrial land readily available to meet needs?

  • 10% say YES
  • 90% say NO

Other comments received in relation to Industrial Land in Lismore:

  • Reduce Sec 94 contributions
  • Streamline the approvals process, make quicker decisions
  • Make more land available (level, flood free, near highway)
  • Free up more land to develop ASAP
  • There is rarely a range of sheds for sale or lease
  • Separate the ‘clean’ industries from the ‘dirty’ ones
  • Need more zoned areas in North and South Lismore
